You know what caught me off guard about SULTAN? Walking into this place on Mirza Ibrahimov street, I honestly wasn’t expecting much from the building’s exterior – it’s pretty typical Baku residential stuff. But then you get up to apartment 21 and it’s like stepping into a completely different world. The owner has clearly put serious money into making this feel like an actual luxury hotel suite rather than just a fancy apartment rental.

The location is honestly perfect if you want to be in the thick of things but still have a quiet retreat. Nizami street is right there – I mean, you’re literally a two-minute walk from all the main shopping and those little tea houses that locals actually go to, not just the touristy ones. What I really appreciated was being able to walk to the Old City without dealing with Baku’s traffic, which can be absolutely nuts during rush hour. The apartment itself faces away from the main street noise, so you get the best of both worlds. I slept incredibly well, even with the windows open on those warm May evenings when the Caspian breeze actually makes it inland.

The space itself is genuinely luxurious – and I don’t throw that word around lightly after staying in way too many places that call themselves “luxury” but skimp on the details that actually matter. The bathroom alone probably cost more than most people’s entire apartment renovations, with this massive rainfall shower that actually has proper water pressure (you know how hit-or-miss that can be in Baku). The kitchen is fully stocked with decent appliances, which was perfect since I picked up some incredible pomegranates and fresh bread from the market near Fountain Square. Actually, here’s a pro tip the host mentioned – there’s this tiny bakery about three blocks down Mirza Ibrahimov that opens at 6 AM and sells the most incredible qutab. Worth setting an early alarm for.

The 8.1 rating makes sense to me – it’s not quite perfect (the Wi-Fi can be a bit spotty in the bedroom, and the building’s elevator is… well, it’s character-building), but honestly those are minor things when you’re getting this level of comfort and style. The host was incredibly responsive when I had questions about getting to Heydar Aliyev Airport for my early flight – they actually arranged a driver who knew exactly where to find the apartment, which saved me from trying to explain the location in broken Azerbaijani at 5 AM. If you’re coming during Novruz or any of the big festivals, book this place way ahead of time. The Nasimi district gets pretty busy, but in the best possible way, and places like this fill up fast when people figure out you can have genuine luxury without paying those insane Flame Towers hotel prices.

  I believe I was misled and potentially scammed during my recent attempt to stay at your property. I received a text message from the hotel’s contact number instructing me to go to a different location than the one listed for the hotel.
  
  After arriving in Baku, I attempted to call the number again and was informed that the apartments were fully booked despite that I already had the booking for 3 nights. No apology, explanation, or offer of compensation was provided. This experience was extremely disappointing and unprofessional, and it caused significant inconvenience.

  الشقة جميلة جدا وبنظام مودرن، راقية وأنيقة، بها حارس للمبنى، وبها مطبخ حديث وعملي ، بالاضافة الى صالة واسعة كبيرة وجميلة، والغرف كذلك جميلة ونظيفة، أنصح العوائل بالسكن فيها، تبعد حوالي 250 متر من الأكواخ الحمراء، وشكر خاص جدا للسيد عباس إنسان مُحترم جدا وراقي في التعامل، وتحية كذلك لحارس المبنى السيد عثمان .

  Apartment is very close downtown

  I recently had the pleasure of staying at the Sultan apartment during my vacation, and I must say that it was an absolutely wonderful experience. The host was very cooperative, incredibly attentive and helpful throughout my stay.
  
  The apartment was spacious, clean, and well decorated I had a gorgeous view of the downtown from the terrace and my window, which was a lovely touch. The bed was comfortable and I had a great night's sleep every night.
  
  The best part is the location, since I found all necessities nearby, restaurants, grocery store. Very lively neighborhood.
  
  The host even helped me in arranging a rent a car for us. The host was very cooperative.
