You know, I wasn’t expecting much when I first walked up to Ferma Art on Nigar Rəfibəyli street – honestly, the exterior doesn’t scream “boutique hotel” at first glance. But step inside and it’s like someone actually thought about what travelers want instead of just checking boxes on some corporate list. The lobby has this eclectic mix of local artwork and vintage furniture that somehow works perfectly together, and the staff genuinely seemed happy to see me rather than going through the motions you get at bigger places.
The location is actually pretty brilliant if you know Baku at all. You’re right in Sabayil, which means you can walk to the Old City in about fifteen minutes – and I mean a pleasant walk, not some sketchy trek through construction zones. There’s this little bakery two blocks down that locals queue up at every morning (trust me on the qutab), and you’re close enough to the Flame Towers that you get those iconic views without paying Flame Tower prices. What I really appreciated was how quiet it gets at night despite being so central – the street isn’t one of those main thoroughfares where you hear traffic until 2 AM.
Here’s what actually matters though: the rooms feel like someone’s stylish apartment rather than a hotel template. Mine had this gorgeous restored wooden floor and original artwork on the walls – not prints, actual paintings by local artists. The bathroom was small but cleverly designed with really good water pressure (you know how hit-or-miss that can be in this part of the world). The bed was comfortable enough that I actually overslept twice, which never happens to me when I’m traveling. And honestly? For a 3-star place, the attention to detail surprised me. Fresh flowers in the room, quality coffee in the lobby that didn’t taste like dishwater, little touches that showed someone cares about the experience. The Wi-Fi was solid throughout the building too – I was working from the lobby some evenings and never had issues. I mean, sure, it’s not going to compete with the big international chains on amenities, but that’s kind of the point. This feels authentically Baku in a way those places never could, and at the end of a day exploring the city, that personal touch makes all the difference.

Everything was great!
We were at the hotel for two weeks, and then the security situation in Israel started, so our flights home were canceled.
The hotel manager, Orchan, was super nice and did everything he could to help us.
As a result, we stayed at the hotel for another two weeks. Which we don't regret!
The location is superb 👌 close to everything, so the majority of the time, we didn't even need a taxi.
The bed sheets were new and cleen
And of course, the stuff, they were very friendly and helpful.

I've made the right decision by choosing this hotel, location was strategic to old town with walking distance, room was big & comfortable. The staff was nice and friendly. I would highly recommend to stay in this hotel.

I really enjoyed my stay at Ferma Art Hotel Boutique. The staff were very accommodating and friendly, making me feel welcome from the start. The hotel itself is new, modern, and clean, with a good elevator for convenience.
However, there were a few downsides. The noise from the hallway and outside can be quite noticeable. Also, accessing the hotel requires going through a restaurant, which makes it feel more like an apartment with a lobby rather than a traditional hotel.
One thing to note, not just for this hotel but for the entire Nizami Street area, is that the water tends to stop every morning. This isn’t the hotel’s fault, but it’s something to keep in mind if you’re staying in this location.

I recently stayed at this charming small hotel and couldn't have been happier with our experience. The location is absolutely perfect making it easier to explore local attractions, restaurants, all within walking distance.
What truly sets this hotel apart is the staff. From the check-in to check-out, the staff always greeted with warm smiles and genuine eagerness to help.
The room itself was cozy with all the essentials needed for a 5 day stay.
Overall, the hotel exceeded my expectation for the price that we paid.
