You know what struck me first about the Dastan Hotel? It’s tucked away on Mirza Mansur street in a way that feels deliberate – like they actually thought about where to put it instead of just grabbing whatever corner was available. I mean, you’re right in Sabayil, which honestly is one of those neighborhoods where you can walk to the Old City without breaking a sweat, but you’re not dealing with the tourist chaos that hits some of the more obvious hotel strips. The building itself has this solid, unpretentious feel – not trying too hard to be flashy, but you can tell they’ve put money into the right places.
The staff actually seems to know Baku, which sounds basic but you’d be surprised how rare that is. When I asked about getting to the Flame Towers (because, let’s face it, everyone wants that photo), the front desk guy didn’t just point vaguely – he told me which time of day has the best light and mentioned this little tea house nearby that most tourists miss completely. The rooms are what I’d call thoughtfully done. Nothing revolutionary, but the beds are legitimately comfortable, the Wi-Fi doesn’t cut out every ten minutes, and – this matters more than people think – the shower pressure is actually decent. The soundproofing works too, which you’ll appreciate since Baku can get pretty lively, especially on weekends when locals are out celebrating something (there’s always something to celebrate).
What really sells me on this place is how it feels like they get the balance right. You’re close enough to walk to Icherisheher – the Old City walls are maybe eight minutes on foot – but far enough from the main tourist drags that you can actually sleep at night. The neighborhood has these great little bakeries where you can grab proper fresh bread in the morning, and there’s a decent grocery store around the corner if you need basics. Parking isn’t a nightmare either, which anyone who’s driven in Baku will tell you is practically a miracle. Look, it’s not going to revolutionize your travel experience, but sometimes what you want is a place that just works – where the air conditioning doesn’t sound like a jet engine, where breakfast isn’t an afterthought, and where you can trust the recommendations. The 8.8 rating makes sense to me because it delivers on what it promises without the inflated prices you get closer to the Boulevard. If you’re planning to actually explore Baku instead of just staying in your hotel room, this is the kind of base camp that lets you do that without any drama.

Location, location and staff! Perfect stay for our family. We had 2 rooms and all happy. We were surprised by the excellent roof top terrace with superb view of Flame Towers, the sea, Flag and old town. We would like to stay there again!

Perfect location if you want to explore the Old Town, Boulevard and the Fountain Square. The management was really good, very helpful and kind. Especially the Manager himself.

The breakfast was plentiful and varied.
All the sights in the old town were very close. The seaside promenade was just a few minutes walk away, which was an unmissable program both day and night.

It was a really nice stay, the receptionist was really kind, thoughtful and helpful. The room was nice and clean with comfortable bed. The location is really good, just a short walk to the old city center.
