Located right on Adil Iskenderov street in Sabayil – and I mean literally a few minutes’ walk from the Flame Towers if you’re into that whole Instagram thing – this place sits in what locals actually consider the heart of modern Baku.

The apartment itself feels like someone’s stylish cousin decided to rent out their place while traveling. I’m talking real furniture, not that generic hotel stuff that looks like it came from the same catalog as every other mid-range place. The kitchen actually works (shocking, I know), which is clutch if you want to grab fresh pomegranates and cheese from the little markets nearby instead of paying restaurant prices for every meal. The windows face toward the city center, so you get these glimpses of the Caspian in the distance – not a full sea view, but enough to remind you where you are. Traffic noise from Adil Iskenderov can get a bit much during rush hour, but honestly, that’s just Baku life.

What really sold me on this spot is how it sits right in that sweet zone where you’re close to everything without being in the middle of tourist chaos. The Old City (Icherisheher) is maybe a 15-minute walk, but you’re also walking distance from those sleek new developments along the Boulevard. Check-in was refreshingly straightforward – none of that “your room isn’t ready until 4 PM” nonsense you get at chain hotels. The building itself has that solid Soviet-era construction (thick walls, which means your neighbors aren’t part of your evening entertainment), but the interior renovations feel current, not like someone just slapped new paint over old problems. I mean, the WiFi actually worked consistently, which in my experience isn’t always guaranteed in apartment rentals. The 8.6 rating makes total sense once you’re there – it’s not trying to be the Ritz, but it delivers on what it promises. For anyone wanting to experience Baku like you’re temporarily living there rather than just passing through, this hits that mark pretty well.

  First of all i would like to thanks Mr. Jabir for his kinds and warm welcoming. He facilitate me around the apartment and showed me all what i need during my stay.
  
  The apartment located in a very nice place and away from the noise during the night. It has 2 rooms, living room, kitchen and one bathroom. It’s also near mini Venice, Deniz mall & funicular/Upland park & old town area.. it is literally walking distance from all the nice places.

  Самое главное достоинство – что мы получили те самые апартаменты, которые бронировали и они полностью соответствовали фотографиям на букинге. К сожалению, судя по отзывам, в Баку частая ситуация, когда бронируешь одно, а получаешь "такое же", но за углом в темном переулке.
  Плюсы: быстрые ответы владельцев, точная информация, отсутствие проблем с заселением и оплатой (по нормальному курсу рассчитались долларами). Просторная (очень) квартира. Две огромные спальни, выходящие на две разные стороны – одна на тихую улицу, другая во двор. Гостиная/столовая, кухня, санузел. Жесткие матрасы (для нас это достоинство). ОЧЕНЬ плотное, свежее, приятное постельное белье и полотенца. Абсолютная тишина. Очень удобное местоположение – такси подъезжает прямо к дому, метро недалеко, старый город – через дорогу (подземный переход с эскалаторами), набережная в двух шагах, фуникулер тоже. Парковку бесплатную во дворе предоставили, правда, пару ночей парковались в соседнем дворе, но тоже бесплатно, а в центре это важно. Банк (обмен валюты с хорошим курсом) действительно в 2 мин в соседнем здании.
  
  What could be improved: Скажем так – если это были минусы, то для нас лично совсем маленькие, незначительные. Апарты чистые, но, например, на кранах – известковый налет. Обои местами в коридоре отходят. Мы там на 5 дней – я вполне готова с этим мириться. Но если вам нужна сверкающая чистота – ищите 5*, только цена будет совсем другой. Вайфай отвалился в один из дней, сообщили владельцу – починили. ТВ не работал, и так и не заработал – ну и ладно, нам не нужно было. Что для меня лично было минусом – отсутствие нормальных бокалов под вино – это совсем недорого стоит, мне кажется, стоит купить. Остальной посуды более, чем достаточно – включая всякие сковородки и открывашки.

  Amazing apartment for family, located at prime location.
  Neat, clean, well maintained, quite, beautiful view from window. Owner was very helpful to find things around, he speaks very good English which helped to communicate professionally.
