Look, I’ll be honest – when I first pulled up to Ruya’s apartment on Qurban Abbasov Street, I wasn’t expecting much from what looked like a typical Sabayil residential building. But you know what? Sometimes the best places are hiding in plain sight, and this little gem absolutely proves that point. The 5th floor location means you’re getting some decent views of the neighborhood (and trust me, the elevator works fine – I was worried about that), plus Ruya herself is just incredibly welcoming. She actually lives in the building, so if anything comes up, she’s right there to help, which honestly made me feel way more comfortable than staying at some massive chain hotel where you never see the same face twice.

What really struck me about this place is how it perfectly captures that sweet spot between local authenticity and tourist comfort. The apartment itself feels lived-in but not worn down, if that makes sense – like staying at a friend’s place who actually has their life together. The neighborhood is genuinely residential, so you’re hearing actual Baku life happening around you rather than the constant hum of tourist buses. Mornings are pretty quiet, but evenings get lively with families coming home and kids playing in the courtyards below. And here’s something I didn’t expect – the location is actually brilliant for getting around. You’re close enough to Old City that you can walk there when the weather’s nice, but far enough out that you’re not dealing with cruise ship crowds every time you step outside. The marshrutka stops are right around the corner (though honestly, taxis are so cheap here that I ended up just using those most of the time).

I mean, a 9.7 rating sounds almost too good to be true, but after staying here, I totally get it. It’s not fancy in that Instagram-perfect way – the furniture is comfortable rather than designer, and the bathroom is perfectly functional without being a spa experience. But everything works exactly as it should, the WiFi is solid (crucial for me since I was working remotely), and there’s this genuine warmth to the whole experience that you just can’t manufacture. Ruya left some local tea and sweets when I arrived, and she gave me restaurant recommendations that were actually good – not just tourist traps with kickbacks. The building itself has that Soviet-era solidity that means thick walls and decent sound insulation, so even though you’re in a residential area, you’re not hearing every conversation in the hallway. If you’re the type of traveler who wants to feel like you’re actually experiencing Baku rather than just passing through it, this is exactly what you’re looking for.

  The owner was easy to reach and interested in any matter. The house was spotlessly clean when we bought it. The evening walk was enjoyable because it was close to the beach. It was also close to the city center. Overall a great experience.

  It's a minimalist yet a really sufficient apartment. Very clean and very neat. Not to central but close to the center. Excellent price-quality performance. And last but not the least, the best host I have ever had. Ruya ( means dream in Turkish ) was really a dream home owner.
